What is the building doing?
Choose the closest complaint. The guide will keep several plausible systems open until field evidence narrows the decision.
01 · Commercial problemAC not cooling
A running fan, cold pipe or completed repair does not prove that enough heat is leaving the occupied space. The useful question is where the heat balance breaks under the condition that produces the complaint.

Uneven temperature is a distribution problem until the evidence proves otherwise. Time, sun, occupancy, doors, exhaust, partitions and control zones can change the pattern faster than a single thermostat can describe it.
- Front glass zone overheats while interior rooms overcool
- Upper or perimeter areas fail at predictable times

A space can reach temperature and still carry too much moisture. Warm humid outdoor air, short cycling, oversizing, ventilation, pressure, drainage and control sequence all affect latent performance.
- Sticky or clammy occupied space
- Condensation on diffusers, glass, pipes or equipment

Weak movement can begin at the fan, filter, coil, belt, damper, duct, register, return path or control command. Stuffy air can also reflect inadequate outdoor-air delivery or poor distribution.
- Little air at distant or critical registers
- Doors, rooms or ceiling spaces change the airflow pattern

A building that is strongly negative or positive can pull untreated outdoor air through every available path, interfere with doors, redistribute odors and increase heating or cooling load.
- Exterior doors pull, slam or will not close normally
- Drafts or humidity appear when exhaust operates

A system may run because the load is genuinely high, because capacity is impaired, or because controls, sensors, dampers and schedules are commanding the wrong operation. The bill alone cannot separate them.
- Equipment operates outside business hours
- Runtime rises without a matching weather or occupancy change

Repeated failures can be unrelated wear, but they can also be downstream effects of power, airflow, heat rejection, refrigerant, drainage, controls, installation or load that was never corrected.
- The same component or circuit fails again
- Different vendors replace parts without a shared history

A sensor measures one location. Schedules, offsets, staging, overrides, network status and equipment safeties decide what happens next. Control evidence must be compared with the actual space.
- Setpoint changes do not produce the expected response
- Equipment operates after hours or ignores occupancy

Cooling systems intentionally remove moisture. That water must collect, drain and remain separated from electrical and building materials. Roof, plumbing and envelope water can imitate an HVAC leak.
- Ceiling tile, floor or equipment cabinet becomes wet
- Leak appears only during cooling or certain weather

Odors can originate inside or outside the building and move through pressure, air distribution, drains, materials and HVAC systems. A musty smell supports a moisture investigation but does not identify the material or extent by itself.

Packaged rooftop units combine cooling, heating, fans, filters, outdoor air and controls. A fault at the unit can matter greatly, while curb leakage, ducts, zones and building load still decide what occupants feel.
